I was searching for a home property in the Oahu real estate in the island of Hawaii, and I found a property listed at $69,000. New Jersey Properties

Buyer's Delight

Two months ago, we went to the office of the Title Company to get the key of the condo that we bought. They gave us all the legal documents of the property after finishing some final documents signing . It went well and in less than 15 minutes, we are out of the office with the key of the condo, our first rental income property. Our realtor is a Filipino and I just saw him online while searching for homes in Orlando. Basically, he is an American because he's been here in the US since the 80's but, was so glad with his motivation and dedication. In fact, we bought two properties being him as the realtor and it went smoothly every time. We can't wait to purchase another rental property and since the real estate plummeted downhill, this is buyers delight. I hope, you all will realize that and this is the right time to buy your dream home. This week, our realtor will show us three properties and we are so excited!

First Income Property

This is just few pictures taken from the condo we bought last month. It is an efficiency therefore, we are targeting renters who are single and just started to become independent. It has a good size screened front porch, has a bathroom with shower and bathtub, a good size storage, the kitchen cabinets are plenty for a small size condo as this one. The closing was done the day before it was rented. We were just lucky to find a renter that we know whom we got the assurance that she will take care of the property and able to pay the rent. We gave her first month FREE and a down payment of only $300.No one can beat that! Normally, an efficiency like this can be rented at $600. We give her lower rent than that.We received the first month rent last week and we are so glad that we invest in this type of business. We are still planning to find another property and venture in this business.Nowadays, people are hurting so; they lost their homes. If you check the real estate listings, you will be amazed as to how many short sales there is and how affordable a property can be at this point of time. Imagine how they feel losing a house like this at unbelievable price.If you have the means to pay cash, buy it cash and do not settle for loans. It will hurt you and your family in the long run. That's what happen to most of the family who lost their homes. The economy crisis hit therm hard then, they lost their job. Their mortgage balloon so much which they can no longer pay but, list their property to a short sale. The best thing that you can do for your family right now is to save for the future. Invest your money and live according to your means. This income property that we have is not that much but, it can bring food on our table. The best decision that we ever had.

Or, you can just wander the streets and have a cup of coffee or enjoy an ice cream in rustic shops. The town is relatively small but growing and if you love an adventure activity, this place is for you. This town is known for paragliding and skydiving and you may attend a very popular school for this type of sport.

This town is one of the few communities in Canada that has no business tax. That is an awesome place to live right? IDX Websites

When you pass by a house and saw a for sale sign, you must be curious about the property. Most of the time, you stop and peep from the window glass and copy the MLS of that house. The IDX or Internet Data Exchange is a real estate property search site. It allows you to conduct searches of approved Multiple Listing Service properties and since that house contain an MLS, when you search it online, you will be provided with the information regarding the price, the realtor to contact and so much more.

With the idx websites, usually it provide less detailed information but, it will direct you to the Realtor site with Multiple Listing Service. This tool or system is beneficial to the Realtors since it establish confidence first before clients contact them. Therefore, if there is a new client that search them through IDX, it would mean that they are sure buyers. When clients used the IDX tools, it refine their target of finding specific realtor who knows the area so well.

When a property has an MLS, it was govern with the display rules which was set by the Multiple Listing Service organizations. It is also easy to get the information of the property once the MLS is provided. Home Property in Hawaii

The beauty of being a home owner is that you are the boss of your own home. When you buy it cash then, you have nothing to worry about foreclosure or mortgage. The best thing that you can do is to furnish it, make it beautiful and maintain a well-manicured lawn, paying the usual bills are just easy to manage. In my case, I have a mortgage loan and I am still paying for it.

Hubby and I own two condos which we rented the other property and we are occupying the second condo. We are still in search for a single detach home with swimming pool and should have three bedrooms / three baths among the wish list. Also, we love to have a property on the beach area or lake front. The home insurance of the property in the beach area cost a little bit higher because of tsunami but, the view is spectacular especially during sunsets and sunrise.
